Timothy Caraboolad is an entrepreneur, real estate developer, and designer with a professional background spanning construction, luxury residential development, retail, and business creation. His approach is defined by direct involvement, attention to detail, and an interest in creating businesses and spaces that respond to real-world needs.

Born and raised in Boston, Massachusetts, Tim was introduced to construction early through his family’s business. As a teenager, he began working at Metric Construction Corporation, founded by his father, Geoffrey Caraboolad. That experience gave him firsthand exposure to construction, project management, and development long before he began launching ventures of his own.

Tim earned a Bachelor’s Degree in International Business from Rollins College. He subsequently managed multifamily residential renovations in Brookline and Newton before establishing Arc Design. Through Arc Design, he became immersed in luxury residential development and design, remaining involved throughout the process—from development decisions and interior concepts to materials and final finishes.

Today, Tim is returning his focus to luxury residential development through Lad Design in South Florida. The venture builds upon his previous development experience with an emphasis on high-end homes, thoughtful execution, and timeless design. One area of particular interest is the development of spec homes in the SoSo neighborhood of West Palm Beach.

Tim’s entrepreneurial background extends beyond real estate. After seeing the challenges his mother encountered accessing medical cannabis during her battle with breast cancer, he founded Native Sun Wellness in 2017. He later founded Holland Brands, focused on recreational cannabis retail development in Massachusetts.

Outside of work, Tim’s interests reflect his connection to the outdoors. He enjoys downhill skiing, offshore and fly fishing, mountain and road cycling, golf, tennis, and hiking. Whether spending time in Aspen or Palm Beach, he values an active lifestyle and the opportunity to engage with the natural environment.
